The Cabinet has cleared a law to set up a real estate regulator to protect home buyers. This is welcome, though long overdue. Unfair practices include issuing advertisements to launch projects without securing prior approval of competent authorities and building in hidden costs over and above the fixed price.
The stamps and registration department is drafting a revision in guidance values of properties which could increase by up to 75%-80% in northern and eastern parts of Bangalore. Highly placed sources in the department said that the draft of the revision will be submitted to the government in August.
Those selling immovable property without disclosing their permanent account number (PAN) are in for a tough time with the government mandating a 20% tax deduction at source (TDS) in such transactions.

- Scouting for good Tenants for Owners & simultaneously offer choice of properties to Tenants for Renting
- Perform necessary Due-diligence on the prospective Tenant and providing it to Owner alongwith a brief profile of the Tenant
- Formulate & get Rental Agreement executed and ensure timely receipt of Security deposit for Owners
- Co-ordinate & get minor repairs, basic maintenance works done, for the apartment on behalf of the Owners
- Co-ordinate, facilitate and ensure smooth, hassle-free moving-in to the apartment for the Tenant
- Provide inspection report on status of apartment for Owner at the time of Vacation of apartment by Tenant – alongwith estimate of costs for repairs
- Assist in smooth take-over of possession & handing over of Security Deposit to Tenant at the time of Vacating apartment
Property Management – provide basic property management services for Owners, by providing the following add-on services:
- Collection of rent & co-ordinate with Tenant in case of any delay/default by Tenant, for Rental transactions done by Vintage
- Provide inspection report on quality of maintenance by Tenant during period of Tenancy – subject to providing timely notice/intimation to Tenant with proper authorisation from Owner to Vintage
- Providing logistic support to Owners in paying Property Taxes, organising for other documents like – Khata, EC etc., subject to costs payable by Owners as per actuals
- Co-ordinating minor maintenance works for the apartment, through panel of Maintenance personnel tied-up with Vintage
